FAQ

Commercial appraisal questions, answered

Frequently asked questions

How much does a commercial appraisal cost?

It depends on the property type, size, complexity, the report format, and how the appraisal will be used. Most fees are quoted after a short conversation about the property. Request a quote and we will respond, usually within one business day.

How long does it take?

Most assignments are delivered in about two to four weeks from engagement. Complex or multi-property assignments can take longer, and rush delivery may be possible. We will give you a firm date up front.

What should I have ready?

The property address, the purpose of the appraisal, and for income properties, current leases, a rent roll, and two to three years of operating statements. For estate work, the date of death.

What is an MAI?

The MAI designation is awarded by the Appraisal Institute to appraisers who complete advanced education, a demonstration of knowledge, and extensive commercial experience. It is one of the most recognized credentials in commercial valuation.

Do you work in Fairfield County or Massachusetts?

Yes. Most of our work is in Hartford, New Haven, New London, Middlesex, Windham, Tolland and Litchfield counties, but we also take assignments in Fairfield County and in western and central Massachusetts, including towns such as Agawam, East Longmeadow and Northampton.

Is an appraisal the same as a broker opinion of value?

No. An appraisal is an independent, USPAP-compliant opinion of value from a state-certified appraiser who has no stake in the transaction. A broker opinion is a marketing estimate.

Can you appraise a property as of a past date?

Yes. Retrospective appraisals for estates, litigation and tax purposes are a regular part of our work.
