Restricted Appraisal Reports
A shorter, lower-cost appraisal report for situations where the client is the only intended user, such as internal planning, negotiations or deciding whether a full report is needed.
Same analysis, shorter report
The value opinion is developed with the same research and analysis as a full appraisal. The written report is condensed, and our supporting work stays in our file.
Client is the only intended user
Under USPAP, a Restricted Appraisal Report can only be relied on by the client. This is what makes it shorter and less expensive.
Good uses
Buy, sell or hold decisions, internal portfolio planning, early-stage negotiations, and checking value before deciding on a full report.
When it is not the right fit
IRS filings, court, most lending and anything another party will rely on usually need a full Appraisal Report. We will tell you which one your situation calls for.
Common questions
Is a restricted report less accurate?
No. The analysis behind the value is the same. The difference is how much of it appears in the written report, and who can rely on it.
Can I upgrade later?
Often, yes. If you later need a full Appraisal Report for another use, we can prepare one.
Need a commercial appraisal?
Tell us about the property and what the appraisal is for. We will respond with a fee and a delivery date, usually within one business day.
