Appraisals for Owners and Investors

An independent opinion of value for buying, selling, refinancing, planning or understanding a property's current value. The same MAI-level analysis banks rely on, written for you.

Buying or selling

Know the market value before you negotiate, and back up your price with evidence the other side will respect.

Portfolio and planning decisions

Hold, sell, refinance or redevelop? We value the property as is and, when helpful, under alternative scenarios.

Gifting and estate planning

Lifetime gifts of real estate or LLC interests need a qualified appraisal. We handle full and fractional interests.

Informational and consulting assignments

When you need a value for internal decisions, we scope the report to your purpose and budget.

Common questions

How is this different from a broker opinion of value?

A broker opinion is a marketing estimate. An appraisal is an independent, USPAP-compliant opinion of value from a state-certified appraiser, with no stake in the deal.

Can I use the appraisal for a bank later?

Banks generally need to order their own appraisal for lending, but a private appraisal gives you a well-supported starting point.

Do you work with out-of-state owners?

Yes. Many of our private clients own Connecticut property but live elsewhere. We handle the inspection and keep you updated by phone and email.

Need a commercial appraisal?

Tell us about the property and what the appraisal is for. We will respond with a fee and a delivery date, usually within one business day.
