Property Tax Appeal Appraisals
Independent market value appraisals to support a commercial property tax appeal before a Connecticut Board of Assessment Appeals or in Superior Court.
Market value as of the assessment date
Connecticut assessments are based on market value as of the town's last revaluation date. We appraise the property as of that date.
Board of Assessment Appeals
A credible appraisal is the strongest evidence you can bring to the Board. Appeals are generally due by February 20 following the October 1 grand list, so check your town's deadline early.
Superior Court
For larger disputes we prepare litigation-quality reports and can testify.
After a revaluation
Connecticut towns revalue at least every five years, and that is when assessments shift most. It is a good time to review whether your assessment is fair.
Common questions
Is my commercial property over-assessed?
If the assessment divided by your town's assessment ratio (usually 70%) is well above what the property would sell for, it may be. We can help you find out.
Do you represent owners at the hearing?
We provide the appraisal and can explain it at the hearing. Many owners also work with a tax appeal attorney.
Need a commercial appraisal?
Tell us about the property and what the appraisal is for. We will respond with a fee and a delivery date, usually within one business day.
