Hotel, Motel and Inn appraisals in Connecticut

Appraisals of hotels and motels, from franchised limited-service hotels to independent roadside motels, as well as country inns and bed and breakfasts.

What drives hotel and motel value

Real estate versus business

A hotel's income includes the business and furniture, fixtures and equipment. We separate those from the value of the real estate.

Occupancy, ADR and RevPAR

Occupancy is the share of rooms sold. ADR, or average daily rate, is the average price paid per room sold. RevPAR, or revenue per available room, combines the two. We compare all three with competing properties and track how they change by season.

Franchise and management

A brand affiliation, its fees and its upgrade requirements, along with how well the property is run, all affect value.

Condition and capital needs

Rooms, systems and common areas need regular reinvestment. Deferred work is a cost a buyer will account for.

Common questions about hotel, motel and inn appraisals

What are ADR and RevPAR?

ADR is the average daily rate paid for each room sold. RevPAR is room revenue divided by all available rooms, sold or not, so it reflects both price and occupancy. Lenders and buyers use both to compare a hotel with its competition.

Do you appraise country inns and bed and breakfasts?

Yes. Smaller inns and bed and breakfasts are often owner-occupied, and we look at both their income and their appeal to owner-operators.

Do you appraise hotels for lending?

Yes. We prepare hotel appraisals that meet bank and SBA requirements, with the real estate separated from the business.

Who does the appraisal?

A partner of Baldi Valuation inspects every property and signs every report. The firm is led by Michael Baldi, MAI, AI-GRS.
