2‑4 Family Portfolio appraisals in Connecticut

Appraisals of portfolios of two-, three- and four-family houses and small apartment buildings, for investors, lenders, estates and partners. We appraise these mainly as packages and take single 2‑4 family assignments selectively.

What drives 2‑4 family portfolio value

Each property and the whole

We value each building on its own and, when the assignment calls for it, the portfolio as a whole. A buyer of the whole package may pay less per building than separate buyers would.

Rents and who pays utilities

Rent rolls, lease terms, housing voucher tenants and whether tenants pay heat, hot water and electric all change the income.

Condition from building to building

Older 2‑4 family houses vary widely. Roofs, heating systems, porches, lead paint and code issues are checked at every property.

Neighborhood and village

Values change street by street. We use sales and rents from the same neighborhood or village, not town-wide averages.
